# AIBIMTool > AIBIMTool is AI BIM software for architects that runs in the browser. Describe a building in plain language, attach a brief or an RFP and pick the site on a map, and an AI agent built on Anthropic's Claude asks a few clarifying questions, shows a plan, then models an editable BIM model floor by floor: storeys, walls, slabs, doors, windows, stairs, roofs and named rooms (IfcSpace), with a room program and floor plans. The model exports as IFC4 for Revit, Archicad and any other openBIM tool (Rhino reads it through an IFC plug-in such as VisualARQ). It is made for early design (site, program, massing and a first BIM model), not for construction documents. The first building is free, with no credit card. Projects are private to the user and the team they invite, and prompts, briefs and models are never used to train AI models. ## How It Works 1. Describe your project: write what you want to build, upload the brief or RFP (PDF) and show where you will build. The site comes from a map, with the plot boundary and the neighbouring buildings. 2. Generate and refine: the AI agent asks what it needs to know, proposes a plan, then builds the BIM model and checks its own work (openings, setbacks, site coverage). Keep editing in chat ("add a storey", "move the stairs") or by hand in the AIBIMTool editor. 3. Present or export: present the model in AIBIMTool with plans, 3D views and AI renders, or export IFC4 to Revit, Archicad or Rhino. ## Features - AI agent for BIM: text to BIM model, from a single house to a multi-storey building, with questions and a plan before it builds and no time limit per prompt. - Precision levels: Easy (quickest, fewest credits), Medium (the default) and High, high-precision BIM modeling that thinks hardest, for large briefs and tricky layouts (Studio). - Program live-linked to the model: the room program table and the 3D model share one source, so a change in either updates both. - One-click mass to BIM: turn early massing into walls, floors and roofs. - IFC in and out: import an IFC model to build on, export IFC4 with materials and parameters kept. - Exports: areas by storey, label or building, quantity take-off, bill of quantities and walkthrough video (Starter and Studio). - Analysis: sun hours and shadows on every plan; daylight (illuminance) analysis and an adjacency scan of the layout on Studio. - AI renders of any view of the model: 2K on Starter, 2K and 4K on Studio. - BIM workspace (Studio): door, window, stair and furniture libraries, materials, wall and slab types, BIM properties and sketch to BIM. - Collaboration: share a project, comment on the model and present it together; a Studio team workspace for up to 20 members. - Redline a view of the model and send it to the agent; dictate prompts by voice. - Live 3D BIM viewer on every plan. Projects: 3 on the free plan, 10 on Starter, 50 on Studio. ## Pricing - [Pricing](https://aibimtool.com/#pricing): plans are per account, prices include VAT and are shown in the visitor's currency where AIBIMTool prices in it, otherwise in euros. - Free: €0, no credit card. The free generation runs on 100 welcome credits. Credits that a failed prompt used are given back. ## Frequently Asked Questions - **What is AI BIM software?** BIM software models a building as data: walls, floors, roofs and rooms that know what they are. AIBIMTool adds AI on top, so a brief and a site become an editable BIM model instead of a blank file. - **What types of BIM software are there?** Authoring tools like Revit and Archicad, coordination platforms like Autodesk Construction Cloud and Trimble Connect, model checkers like Solibri, and early-stage tools like AIBIMTool. Most projects use several, linked by IFC. - **Does AIBIMTool replace Revit or ArchiCAD?** No. It covers the early stage those tools are slow at: site, program, massing and a first BIM model. Export IFC and carry on in Revit or ArchiCAD. - **How much does AIBIMTool cost?** Your first building is free, brief, program and BIM model included. Starter is $49 a month billed yearly ($89 monthly) and Studio $189 ($289 monthly), per account, with credits every month: 3 projects on the free plan, 10 on Starter and 50 on Studio. - **Does it work with IFC and openBIM?** Yes. Import an IFC model to build on, or export your design as IFC4 with materials and parameters kept, for Revit, Archicad, Solibri or any other openBIM tool. - **How is AIBIMTool different from other early-stage design tools?** It pairs AI with real building logic, so you start from an editable BIM model instead of a picture. - **How does the live link between the program and the model work?** The program table and the 3D model share one source, so a change in either updates both instantly. - **Can I get areas and quantities out of the model?** Yes. Export areas by storey, label or building, a quantity take-off and a bill of quantities, all straight from the BIM model. - **Does AIBIMTool do clash detection?** Not yet. It is an early-stage design tool, so for clash detection and rule-based model checking export IFC to Solibri or Navisworks. - **Can my team work on the same model?** Yes. Invite teammates, consultants or clients to a project, comment on the model and present it together. - **Can I use my firm's own object types?** Yes. Upload your standard objects and they stay editable after export. - **What is a credit?** Credits pay for the AI agent's work. A short question costs a few credits; designing a whole building costs more. After each prompt the chat shows how long the agent worked and how many credits it used. A prompt has no time limit: it works until the job is done or your credits run out, at most 150 credits for every 8 min it works. On the free plan your free generation uses at most 100. On Studio the Pro AI BIM model does more work per prompt, so the same prompt uses more credits than on the standard model. An AI render takes 5 credits in 2K and 10 in 4K, given back if it does not come out. - **What is the difference between Starter and Studio?** Starter is for designing one building at a time: 400 credits a month on the standard AI BIM model, edits and new buildings in every project, the IFC4 download, area, take-off, BOQ and walkthrough video exports, AI renders in 2K and top-ups. Studio gives 2,300 credits a month and adds the BIM workspace (door, window, stair and furniture libraries, materials, wall and slab types, BIM properties, sketch to BIM), daylight analysis, the adjacency layout scan, the Pro AI BIM model for harder briefs, high-precision BIM modeling (the agent's High level), AI renders in 4K, a team workspace where up to 20 colleagues open every project, the API, the command line and the MCP server that lets Claude and ChatGPT design on your account, room for 50 projects instead of 10, and priority support. On every plan the AI agent builds the same BIM model and the IFC download is included. - **What does the free plan include?** One free generation: the AI agent designs your first building from brief to IFC model, questions and plan included, on up to 100 welcome credits; a large one may need more. Once it is built, what is left of them lapses, and continuing the conversation takes a plan. You can open every model in the 3D viewer and keep up to 3 projects. - **How many projects can I have?** Free holds 3 projects, Starter 10 and Studio 50. Projects shared with you and your team's projects do not count, only the ones you own. Deleting a project makes room for a new one. If you move to a smaller plan you keep every project you have; you just cannot start a new one until you are under the new limit. - **Can I use AIBIMTool from Claude, ChatGPT or my own code?** Yes, on Studio. Connect Claude, ChatGPT, Cursor or VS Code to aibimtool.com/mcp and they design and change buildings on your account; or use the REST API and the aibimtool command line with an API key. It runs on the same credits as the app, priced the same. - **When do my credits refill?** On the free plan they do not: the free generation is all it includes. On Starter and Studio, your plan's credits arrive with each monthly payment. On a yearly plan they still arrive month by month, the same number every month. - **Do unused credits roll over?** Yes. Plan credits you do not use stay in your balance and are there next month, and pack credits never expire. - **What happens when I run out of credits?** The agent stops after the step it is on, and everything it built so far is saved. On the free plan, pick Starter or Studio to keep building; the same goes once your free generation is done. On Starter and Studio you can top up any time with a credit pack, or move to a bigger plan. - **What are top-up credits?** Credit packs you buy once, on top of your plan's credits. They come with Starter and Studio, are spent after your plan's credits, and never expire. - **What happens if a prompt fails?** If the agent cannot finish because of a problem on our side, or declines the request, the credits go back to you automatically. If you stop a prompt yourself, you pay only for the steps it already took. - **Can I upgrade or switch to yearly?** Yes, at any time. You keep the same subscription: we charge the difference for the rest of the billing period and the extra credits arrive right away. The card shows the exact amount before you confirm. A yearly plan cannot be moved back to monthly, and moving to a smaller plan is not available in the app. Write to info@aibimtool.com and we will sort it out. - **How do I cancel?** Open Manage billing on the Plans page in the app and cancel there. Your plan keeps working until the end of the period you paid for, and nothing more is charged. - **Which software opens the IFC files?** Any tool that reads IFC4: Revit, Archicad, Vectorworks, FreeCAD, Blender with Bonsai, SketchUp Pro, and viewers such as BIMcollab Zoom or Solibri. - **How do I pay, and is VAT included?** Payments go through Stripe's secure checkout. Prices include VAT and are shown in your currency where we price in it (euro, US, Canadian, Australian, New Zealand, Singapore and Hong Kong dollar, pound, Swiss franc, yen, won, dirham, riyal, shekel, złoty, koruna and the Nordic kronor), otherwise in euros, with checkout offering your local currency at the day's rate. You can add your company's VAT number at checkout. Invoices, your card and the receipt history are under Manage billing on the Plans page in the app. ## Free Tools All free tools: https://aibimtool.com/free-tools - [IFC Viewer](https://aibimtool.com/ifc-viewer): free online IFC viewer.
